Over-assessment calculator
Assessed value against your fair market value gives the over-assessment percentage, the annual tax overpayment at your mill rate, and the three-year projection — the hero number on every case.
Comparable sales worksheet
Add nearby recent sales with price, square footage, beds, baths and distance; Lower computes each one's price per square foot and a recency- and size-weighted fair market value you can adopt in one tap.
Evidence exhibits
Record roof wear, foundation cracks, water damage, a dated kitchen or drainage problems against the app's ten categories — each becomes a numbered exhibit in the appeal letter.
State-specific appeal letter
The real bundled templates: California's BOE-305-AH, Texas's Form 50-132, New York's RP-524, Florida's DR-486 and Illinois's BOR complaint, each with its statutory closing, addressed to the right board and filled with your numbers, comparables and exhibits.

Yes. Every screen is free to use: no subscription, no in-app purchases, no account.
Do I need an account?+
No. Open Lower and start using it right away. Sign in with Google only if you want to upvote an app, save it to your list, or leave a comment.
Where is my data stored?+
Only in this browser's local storage. Nothing you enter is sent to our servers, so we can't see it, back it up, or restore it. Clearing site data, a private window, or another device starts empty. Export a backup from the in-app menu to keep it.
