What you can do in Lower on the web

1

Over-assessment calculator

Assessed value against your fair market value gives the over-assessment percentage, the annual tax overpayment at your mill rate, and the three-year projection — the hero number on every case.

2

Comparable sales worksheet

Add nearby recent sales with price, square footage, beds, baths and distance; Lower computes each one's price per square foot and a recency- and size-weighted fair market value you can adopt in one tap.

3

Evidence exhibits

Record roof wear, foundation cracks, water damage, a dated kitchen or drainage problems against the app's ten categories — each becomes a numbered exhibit in the appeal letter.

4

State-specific appeal letter

The real bundled templates: California's BOE-305-AH, Texas's Form 50-132, New York's RP-524, Florida's DR-486 and Illinois's BOR complaint, each with its statutory closing, addressed to the right board and filled with your numbers, comparables and exhibits.

5

Deadline timeline

Set the filing deadline and hearing date and Lower lays out the T-30, T-7 and T-1 milestones alongside your state's filing window and procedural notes.

6

Resources for all six jurisdictions

The full state library — board, form, filing window, typical reduction range, a primer and the procedural notes for California, Texas, New York, Florida, Illinois and a general-purpose fallback.

Questions

Is the web version of Lower free?+

Yes. Sign in with a free All Things AI account and use every screen — no subscription, no in-app purchases.

Where is my data stored?+

Only in this browser's local storage. Nothing you enter is sent to our servers, so we can't see it, back it up, or restore it. Clearing site data, a private window, or another device starts empty. Export a backup from the in-app menu to keep it.

Do I need an account?+

You can read about the app without one, but you must sign in to open it. Sign-in is free and takes a few seconds with Google.

How is the web version different from the Lower iPhone app?+

The iPhone app scans your assessment notice with on-device Vision OCR; on the web you type the assessed value, parcel ID and deadline in yourself. Evidence exhibits are captions and categories only — the iPhone app attaches the photo to each exhibit and embeds it in the PDF. The appeal packet downloads as a formatted text file you can paste into a document; the iPhone app renders a print-ready PDF via PDFKit. Deadline reminders are shown as milestones on the timeline rather than fired as notifications, because a browser tab cannot schedule an alert weeks out. Lower is a workbench, not legal or tax advice — confirm your county's form and deadline before filing.
